Why is it a good idea to have windows cleaned?
The outsides of windows are not made dirty simply because it rains – otherwise, in the UK we would have to clean your windows several times per week! Rather, over several weeks, multiple rain storms result in a gradual buildup of dirt on the glass along with debris (wind-blown dirt, dust and pollen, insect activity, bird-strikes, etc), and this results in the lustre of the glass becoming dull. Cobwebs around the window frames and debris on cills also add to the dirty appearance
Additionally, if windows are not cleaned regularly, moss will start to grow in corners and/or between trims. Green/black algae and lichen will also spread over cills and/or trims which can permanently discolour PVCu or eat into wooden cills.
The insides of windows get dirty too, so it is a good idea to also have the inside of the glass cleaned periodically.
How does reach & clean pure water technology work?
The term reach and clean refers to the telescopic carbon-fibre poles and specially designed brush-heads for glass which are operated from ground level. From a health and safety perspective, this is the safest way to clean windows. Poles are long enough to reach and clean multi-storey windows and even roof windows and roof-mounted solar panels.
The term pure water refers to ordinary tap water which has been filtered through a multi-stage purification system to remove all the natural minerals and other elements using a method known as reverse osmosis (RO) and deionisation (DI). Pure water dries to leave a completely clear finish because there are no minerals left behind when the water droplets evaporate. When it rains, the rainwater runs off more freely leaving the glass looking cleaner for longer.
Our vans are equipped with a water tank which pumps pure water through very long hoses to the pole-mounted brush-heads. The process is:
- Clean: We use a specially formulated window brush with integrated pure water jets to scrub off dirt from the glass.
- Rinse: Starting at the top and working down, we use the jets of pure water to rinse off any loosened dirt remnants.
- Dry: Pure water evaporates to dry without leaving white spots behind (unpurified water evaporates to leave behind all the minerals and other impurities which are then difficult to remove).
We clean dirt and debris from the glass. As a courtesy to you, we brush the cills and, where needed, we brush the frames. Although we do try our best to remove them, deposits on the frames (sticky insect droppings, slug trails, moss, algae, lichen, and other stains) which are beyond dirt and debris will normally require a valet to improve the situation (see extras).

What does traditional cleaning involve?
Glass is washed with an applicator and squeegeed off to leave them dry. For fragile Tudor lead windows, we hand wash and dry the glass with scrim cloths. We wipe over wet frames so that water droplets do not fall back onto the glass.
Our vans are equipped with several types of ladders. For high work, the risks over ‘reach & clean’ are obvious. Due to the extra risk, ladder insurance, and the more time-consuming process, traditional cleaning carries a premium price.
We clean dirt and debris from the glass. As a courtesy to you, we wipe the cills and, where needed, we wipe the frames. Although we do try our best to remove them, deposits on the frames (sticky insect droppings, slug trails, moss, algae, lichen, and other stains) which are beyond dirt and debris will normally require a valet (maintenance clean) to improve the situation (see extras).

In our opinion, we believe that reach and clean pure water technology is a superior clean and a better all-round option for outsides.
What is the difference between a service clean an a maintenance clean?
A service clean is a normal scheduled wash of the glass, as described above.
A maintenance clean is a valet of the glass using oil remover and/or a valet of the frame using PVCu cleaners to remove deposits (sticky insect droppings, slug trails, moss, algae, lichen, etc) as well as possible. Valet maintenance cleans are an extra and priced on a job-by-job basis according to the specific needs.
A note on leaves: In between service cleans, leaves often fall onto window cills. Especially if the cills are white PVCu, wet leaves over a period of time will leave orangey-brown stains which will not simply wash off. It is a good idea just to flick leaves off cills when you notice them.
How are prices raised?
We don’t give a price based on how nice the car on the drive is! We use a window cleaning calculator app to quote for work. This means that our cross-checked prices are consistent, and because there is no guesswork, you get the fair price.
In 2025, all our work, new and existing, will be priced through our window cleaning calculator app. This will not affect most existing service cleans.

These T&Cs are intended to give you a clear understanding of our services so as to avoid any confusion.
1: Clean frequency: We aim to service clean your windows once per month. To cope with inclement weather and holidays, we may visit a bit early or a bit late. Despite necessary adjustments, you will never receive more than the expected number of visits per year, but possibly less if the weather has been especially adverse.
2: Obstructions: Where something blocks access to a window, we will endeavour to work around it. However, in such events we cannot ensure the quality of the clean, especially where foliage brushes against the window. We generally do not move cumbersome or heavy items away from a window to gain access unless we have specifically quoted for this.
3: Unexpected events: It is possible that after we have cleaned the windows, an unexpected event (like wind blowing up dust, neighbour activities such as bonfires, grass-cutting, harvesting, etc.) results in the glass being contaminated after we have left. These events are not simply a result of a bad clean! We clean in good faith and unfortunately, unexpected events are beyond our control.
Please note: Logically, if our water was contaminated, it would affect every pane of glass at every property we cleaned that day because it comes from one tank in our vans!
Paint on timber window frames can oxidise over time. When we wet the frames, oxidized paint powder can sometimes bleed onto the glass after we have left, leaving a milky residue (timber sash windows are particularly susceptible to this). If this happens, please let us know and we will happily come back to reclean the affected glass.
4: First cleans: When we take on new work, the likelihood is that the windows have not been cleaned for some time. To cover the extra time and effort needed, we charge a supplement for the first clean. Thereafter the normal quoted price applies.
5: Declining a scheduled clean: Your windows will look good because we regularly clean them to wash off the dirt which has gradually accumulated since our last visit. Regular cleaning with deionized pure water conditions the surface of the glass to help rainwater run away quickly, taking the dirt with it. Skipping a month results in a longer buildup of dirt, debris, insect mess, bird-strikes, cobwebs, etc.
The reality is that skipping a clean is a double hit for us because:

- we service a set number of properties in a day and cannot simply plug an unexpected gap in a schedule; and
- next time it takes us longer to clean because of the extra buildup of dirt which has baked on for longer.
Please note: Like all window cleaners, we have the usual ‘every time’ price and an ‘every other time’ price. It is unfair to agree an ‘every time’ price and then ask us to clean ‘every other time’. Where a decline of a scheduled clean is unavoidable, we will charge the ‘every other time’ price on the next visit to cover the extra time and effort it takes to clean. Two consecutive missed cleans will usually require the next clean to be a first clean.
6: Rain policy: Our specialist pure water system is especially suitable for use in rain. Rainwater is formed by evaporation of water from land and sea; it is quite pure. When it rains, the rainwater actually assists the rinse process, so yes, we clean windows in the rain. Remember, it is the dirt that has accumulated over several weeks that we are cleaning off, not simply a bit of fresh rainwater!
However, we do not clean in thunderstorms or heavy rain because our equipment can act like earth-rods for lightning which is too dangerous and, quite frankly, we do not like to get drenched! We do not clean in dirty rain (e.g. Saharan sand storms, volcanic ash storms, etc.) or very high winds.
7: Payment: We accept cash, cheque, and bank transfer. Payment details are found on our service slip which we will leave whenever you are not home. Please pay within 7 days.
Please note: Many of our customers like to pay for several months together rather than each month. This can be done with an advance payment which we will log onto our accounts system. Advance payments are automatically reconciled on your account after each clean.
8: Prices: We use a window cleaning calculator app to quote for work. This means that our cross-checked prices are consistent, and, because there is no guesswork, you get the fair price.
Please note: Our prices do not represent our profit! We have the significant overheads of vehicles and specialist equipment, as well as operating costs for fuel, pure water production, maintenance, etc.
9: Price increases: Prices are reviewed annually and we cross-check them to remain competitive. Some years we do not increase prices at all, but other years it is unavoidable due to rises in our overheads and operating costs.
10: Extras: We would be happy to give you a quote for services beyond reach & clean pure water window cleaning:
- Outside/inside squeegee or scrim window cleaning (service clean).
- Fascia/barge/soffit and gutter clean.
- Conservatory roof and solar panel clean.
- PVCu window/door/conservatory frame valet (maintenance clean).
- Softwash valet (biocide treatment) of PVCu window/door/conservatory frames, fascias/barges/soffits, gutters, conservatory roof, PVCu cladding, solar panels, etc.
- Gutter clearance and repairs.
